The Homemaker Listing Process

Selling your home is a big decision—emotionally, financially, and logistically. I’m here to make the process feel a little more grounded, a little more beautiful, and a lot more manageable.

Here’s what you can expect when we work together:

Step 1: Meet With Me

Our first step might start with a quick phone call or email, but I always like to meet you at the property as early as possible. This initial visit helps me understand your goals, assess the home in person, and offer guidance on projects or updates that will help maximize your return.

I’ll bring my experience as both a designer and broker to the table, offering feedback on what buyers are currently responding to and what investments are most likely to pay off. After our meeting, I’ll follow up with a research-backed Comparative Market Analysis (CMA) and a custom to-do list based on our conversation.

Step 2: Property Preparation​

Every home has a story to tell—especially when it's getting ready for the market. Whether it’s just a deep clean and paint refresh or a few key repairs, I’ll help you prioritize updates that make the biggest impact without overextending your time or budget.

I’ll connect you with trusted vendors and, if needed, coordinate projects on your behalf. From landscaping to light fixtures, I can help you decide where to focus your energy and how to get it done efficiently. Step 3: Staging​

Staging is about more than just furniture—it’s about helping buyers connect emotionally with your home. Whether you’re living in the space during showings or moving out beforehand, I’ll guide you through how to make your home feel warm, welcoming, and easy to imagine as someone else’s future.

That might mean styling your current furnishings, or coordinating full-service staging with one of my design partners. We’ll make sure every space is working its hardest, both in person and online.

Step 4: Photography & Video​

Beautiful visuals are non-negotiable in today’s market. I work with professional photographers and videographers to capture your home at its very best—including golden-hour photography, cinematic video tours, and drone footage when appropriate.

These assets become the foundation of your listing’s marketing presence—and they’re included with every listing tier I offer.

Step 5: Marketing​

A yard sign and an MLS post aren’t enough. I create strategic, story-driven marketing that helps your home stand out. Each listing is featured across all major online platforms, supported by custom copy, strong photography, and targeted social media outreach.

I also design custom listing pages, printed marketing materials, neighborhood flyers, and digital campaigns—while collaborating with the marketing team at Windermere Abode for maximum reach.

The goal is simple: generate as much qualified interest as possible, so you receive the strongest offers possible.

 

 

Step 6: Showings, Buyer Relations, and Negotiation

From the first inquiry to the final offer, I personally manage all communication with buyers’ agents. I handle showing schedules, feedback requests, and all follow-up so you don’t have to.

When offers come in, I’ll walk you through every term and help you evaluate your options. With a deep understanding of your property and the market, I’ll negotiate on your behalf to get the best possible outcome—while setting realistic expectations and avoiding surprises.

Step 7: Closing​

Once we’re under contract, I’ll manage the closing process from start to finish. That includes coordinating with the buyer’s agent, handling documentation and signatures, scheduling final walkthroughs, arranging for staging removal, and managing the handoff of keys and funds.

My goal is to keep things moving smoothly so you can close confidently and with peace of mind.
